We concentrate on the strategic approach of service/product sourcing (i.e. planning, researching, negotiation).

We provide procurement service for private clients and consultants, which may include:
  • Evaluating Tender documents (specifications, drawings);
  • Advice on the most suitable procurement approach for the project;
  • Guidance on selection contractor;
  • Preparation Tender and Contract documentation;
  • Providing with Forms of contract.

​Getting the project completed smoothly involve many aspects. It is important to find the right contractor for the project, but selecting an appropriate procurement method, preparing contract documentation and form of contract as crucial for the project too. During the procurement process, a contractual structure of the project is identified together with responsibilities for all associates involved in the building process. The selection of the suitable procurement method for the project is crucial for the contractor and the employer and will bring the project to its success and satisfaction.

Traditional procurement method
Traditional procurement method involves the design work before the construction. When the design of the project is completed the client will choose the main contractor for the building part through bidding. A quantity surveyor can supervise on design cost and budget, review tenders, provide with bills of quantities, interim valuations and inform on valuations value. The contract totals most of the times is based on bills of quantities provided by a quantity surveyor.
 
Design and Build procurement method
Design and build procurement is the contractual arrangement where design and construction parts are provided under a single contract sum. Design and Build terms are obtained from its strategy itself and require the contractor to complete the design and the construction work.
 
This method simplifies all the links between parties of the project to the main contractor and the contractor takes all responsibilities for design and build parts of the project. This narrows the client only to contact the contractor, which might save a lot of time of negotiation between parties.

In many cases when the employer decided to use design and build method, they also hire quantity surveyor and architect as a professional independent adviser. The specialists would evaluate the contractor's proposal for the project and advice on quantity, cost and time.

As an independent quantity surveyor, we can also propose for our clients dealing with Build and Design methods:
  • monitor the work on the site,
  • produce valuations for payments on the account,
  • value any variations by the client,
  • negotiate proposed variations with the Build and Design contractor.
 
Design and Build contractor also can employ an architect and quantity surveyor as a consultant.
 
Pros and cons of Design and Build method.
Pros:
  • Single point of contact,
  • Fixed maximum price is agreed earlier on,
  • Submitted design and proposal is more constructive,
  • Saving time on moving from designing to building phases, therefore completion of the project earlier which also saves cost.
Cons:
  • Any variations will cost the employer an excessive sum of money;
  • It is costly for Design and Build contractor to tender as they have to prepare brief design and totals to meet the employer's requirements.
